In Christianity - Good Deeds DO NOT Erase Bad Deeds

"The sting of death is sin, and the strength of sin is the law" (1 Corinthians 15:56) is reminiscent of what Paul wrote in Romans 7:8-12:

"But sin, taking opportunity by the commandment, produced in me all manner of evil desire. For apart from the law sin was dead. I was alive once without the law, but when the commandment came, sin revived and I died. And the commandment, which was to bring life, I found to bring death. For sin, taking occasion by the commandment, deceived me, and by it killed me. Therefore the law is holy, and the commandment holy and just and good."

The law is designed to bring forth what is already present in us - the sinful nature. Without the law, we would not have known we were sinners. Hence, Paul wrote, "I would not have known sin except through the law." (Romans 7:7) Being a Pharisee, Paul must have been well taught about the law of Moses. He might have tried to keep the tenth commandment "You shall not covet" to the best of his ability to please God, but instead of experiencing life and freedom, he experienced death and condemnation. He became conscious of how far short he fell from God's perfect standard reflected by the commandment - for it not only requires him not to covet outwardly, it also requires him not to covet in his heart - and it produced guilt and sin-consciousness. He acknowledged that the problem is not the law because it is holy and just and good, but it is sin that dwells in him. "For I know that in me (that is, in my flesh) nothing good dwells; for to will is present with me, but how to perform what is good I do not find." (Romans 7:18)

The law demands from man what he cannot fulfill by his own strength or will power. Man is bankrupt spiritually, because sin entered the world through the disobedience of one man - Adam. The law is spiritual, but we are carnal, sold under sin. (Romans 7:14)

So Paul presented the gospel by contrasting law and grace, as he did in Romans and Galatians. The law demands righteousness from man who can never produce it, but grace imparts righteousness to man as a gift.

In Paul's second epistle to the Corinthians, he elaborated on the gospel by contrasting law and grace as "the letter versus the Spirit". He wrote that God made him and his fellow workers sufficient as ministers of the new covenant, not of the letter but of the Spirit; for the letter kills, but the Spirit gives life. (2 Corinthians 3:6) He went on to describe the law as the "ministry of death, written and engraved on stones" and the "ministry of condemnation". True enough, when God first gave the ten commandments on Mount Sinai, the Israelites broke the very first commandment by worshipping a golden calf, and as a result, 3,000 people died. But many years later, the ascended Christ gave the Holy Spirit to the first 120 disciples on the Day of Pentecost on Mount Zion, and Peter started preaching the gospel, and 3,000 people believed and were saved. That shows how "the letter kills, but the Spirit gives life."

In 2 Corinthians 5, Paul preached about the ministry of reconciliation - that God was in Christ reconciling the world to Himself, not imputing their trespasses to them, and has committed to us the word (or ministry) of reconciliation. This is because at the cross, God made His Son Jesus who knew no sin to be sin for us, that we might become the righteousness of God in Him. (2 Corinthians 5:21) Since all the sins of the world have been punished fully on the body of Jesus at the cross, God does not punish sins today (although sins still have their natural consequences). Instead, we are living in the dispensation of grace until the day Jesus returns for us. We should therefore present the gospel the same way Jesus presented in Nazareth at the beginning of His earthly ministry: "The Spirit of the Lord is upon Me, because He has anointed Me to preach the gospel to the poor; He has sent Me to heal the brokenhearted, to proclaim liberty to the captives and recovery of sight to the blind, to set at liberty those who are oppressed; to proclaim the acceptable year of the Lord." (Luke 4:18-19)

We are to proclaim the acceptable year of the Lord - the age of grace. Jesus was quoting from Isaiah 61:1-2 and He closed the book before He reached the next verse that says "And the vengeance of our God", because that time has not yet come. Jesus was rightly dividing the word of truth. His first coming was to bring mercy (forgiveness), grace and righteousness.

Hence, Paul continued to write "For He says: 'In an acceptable time I have heard you, and in the day of salvation I have helped you.' Behold, now is the accepted time; behold, now is the day of salvation." (2 Corinthians 6:2) Therefore, when we preach the good news of grace of Christ, we are telling them about the love and goodness of God demonstrated at the cross. We are preaching Christ and Him crucified. (1 Corinthians 2:2) The message of the cross should be central in our presentation of the gospel, for it is the power of God and the wisdom of God to save or make whole people's lives, and set them free from the chains of darkness, depression and oppression. When we preach the death, burial and resurrection of Jesus Christ, we are proclaiming the truth that we are identified with Christ - we were crucified with Him, buried with Him, and made alive together with Him. Now we are no longer in Adam, but in Christ. We are new creations, created in true righteousness and holiness. (Ephesians 4:24) The more we believe this new covenant truth, the more we will live according to the truth of who we are in Christ. That is how the gospel of grace is effective to "preach against sin" because right believing will always produce right living.

On the other hand, the preaching of the law cannot produce true holiness because it presupposes man's strength that he doesn't have. It may appeal to the flesh, since man can boast about his law-keeping or morality or will power, but it is only a matter of time before there is an outbreak of the flesh, and the works of the flesh will manifest: adultery, fornication, hatred, selfish ambitions, envy, etc (Galatians 5:19-21) We see some evidence of that in the Pharisees' lives (eg they were envious of Jesus and plotted to kill Him). Paul also warned us about will worship - "Therefore, if you died with Christ from the basic principles of the world, why, as though living in the world, do you subject yourselves to regulations - 'Do not touch, do not taste, do not handle', which all concern things which perish with the using - according to the commandments and doctrines of men? These things indeed have an appearance of wisdom in self-imposed religion, false humility, and neglect of the body, but are of no value against the indulgence of the flesh." (Colossians 2:20-23)

The central message of the gospel of Jesus Christ, then, is the grace of Christ. (Galatians 1:6) It is by grace through faith we are saved, not by works, lest anyone should boast. It is also by God's undeserved favour that we receive His gift of righteousness. (Galatians 2:21) We receive it not by anything we have done, but by confessing Jesus as Lord and believing God raised Him from the dead. (Romans 10:9-10) Having been made righteous by faith, we have peace with God - peace for our conscience. We can enjoy the abundant life and intimacy with Him every day. We are now His beloved children, and we can come boldly into His throne of grace to find mercy and grace to help in time of need. We are blessed with every spiritual blessing in the heavenly places in Christ. We are also seated with Christ, far above all principalities and powers. Hence, we have authority over demons. Finally, we are destined to reign in life over sin and death because we are the righteousness of God in Christ and His favour surrounds us as with a shield. The 7 property cooling measures have been successful in taming the rise in Singapore’s property prices. Had there been no cooling measures, prices would have shot up to the moon. Now, with the cooling measures in place, prices rose marginally overall. Going forward, while prices will not crash (easy to prevent a crash as the 7 cooling measures can be removed overnight if there are ever any signs of that going to happen), they will not be easy to predict. The price movements will differ across the island, with those properties in the CCR having the most challenging prospects. However, there are properties with superb, excellent future. Here are my predictions on the best performing locations in Singapore over the next 5 – 10 years. The price gap between the CCR properties and properties mentioned below will likely narrow.

1. Jurong Lake District (JLD) – With the rapid developments taking place in the JLD, with new malls, new science centre, new family attractions, new tourist spots, new hotels, new everything, properties in the JLD are now super hot. Prices in the JLD are still low from a long term perspective and have a lot of room to rise. If you compare with properties in the Marina Bay area, JLD properties are relatively very cheap. Marina Bay condos can now cost more than $3000 psf, whereas a condo in the JLD only costs less than $1500 pf. As the JLD develops further, prices will rise higher. Condos that will definitely appreciate in value over time include Caspian, Lakeshore, Lakefront Residences, J Gateway, Centris.

2. Woodlands Regional Centre – This area is now hotting up. With the North Coast Innovation Centre and many developments planned for the area, prices will surely rise too. Woodlands will no longer be a sleepy town. Sales of new ECs and condos, such as Twin Fountains, Woodhaven, Parc Rosewood, etc are excellent.

3. Condos near MRT stations along the Thomson Line – Prices of these condos will surely rise gradually and then shoots up once the stations and line are operational. Condos at Woodlands for instance are now in high demand as the travel time from the North to the city centre will be reduced dramatically.

4. Condos near MRT stations along the Downtown Line – Prices of these condos will shoot up as the line will start operating in 2015. A lot of excitement can be witnessed in the Hillview / Upper Bukit Timah area. Condos in this area that will surely shoot up in prices over time include Hillier, Skywoods, Foresque Residences, Tree House, Eco Sanctuary and many more. Travel time from this exclusive enclave to town will be shortened significantly. The area will be transformed into a highly sought-after private residence, where residents will benefit from both the beautiful greenery of the Bukit Timah nature reserve and the accessibility to the city centre. Being located just next to the Hillview MRT station, the Rail Mall has the potential to be redeveloped into a mixed development of a luxury condo and a mega mall.

The next 5 – 10 years will be very exciting for the properties mentioned above.
